Here are actionable steps to take to Verify your Land/Landed Properties:
Carry out necessary searches on the land
In order to carry out search;
- Ask questions to the the family who owns the land or to know if it belongs to an individual
- meet with the owner(s)/family and make inquiries to know the origin and genuine ownership
- ask the family/owner(s) for any existing documents (survey plan, title, etc) on the land
- verify the genuinity of the documents from Office of the Surveyor General (OSSG) or Ministry of Lands Bureau
Consult a Professional (Registered Surveyor) in order to verify the existing documents given if there’s any by the original land owners.
Go to site with the Surveyor to acquire accurate data (coordinates of the land) for processing
4. Carry out charting for the OSSG
5. The Surveyor processes and produce a Provisional Copy (Site Plan) of the land
6. The Provisional Copy is used to carry out an Official Charting Information at OSSG
7. The result of the Charting Information shows the STATUS of the land (Status can be Govt Acquisition or Free etc). The charting information is to check if there’s any encumbrances.
8. Verify if the land is not also on Public Facilities or Proposed Public Facilities e.g. Pipeline Right-Of-Way (ROW), gas line, Canal or waterways.
If all these are cleared with properly acquired data, Then one can say a land is safe to buy or invest in.
